PROPERTY PRESERVATION

We at TKOR Solutions provide a suite of offerings to ensure that vacant and abandoned properties are secure and protected.  

We understand the importance of getting a property into sellable condition and keeping it that way.  That is why our property preservation services are vital--we provide the preservation, maintenance, and repair activities needed to allow you to sell you properties faster, at top dollar.

TKOR Solutions provides multiple services designed to keep vacant properties secure, safe and well-maintained inside and out. All work performed follows applicable investor and insurer guidelines. Our staff evaluate and report potential damages or issues so they can be addressed in a timely and cost-effective manner. We at TKOR Solutions will assist our clients every step of the way, from default through foreclosure and conveyance.  

TKOR Solutions provides a full spectrum of property preservation services. 

Securing:

Once an inspection determines that a property is vacant, our staff will take the necessary steps to protect it. We will secure the property and perform a lock change according to investor or insurer guidelines. If the property is pre-foreclosure, the lock will be changed on a secondary door when possible.

Post-foreclosure, all locks will be changed.   

During both pre- and post-foreclosure securing, properties receive regular inspections to identify damages and debris. In cold climates, the property will be winterized. All results are documented with photos and written reports, then submitted to the client.

Winterization:

In cold climates, vacant properties are vulnerable to costly and serious damages from frozen and burst water lines. We at TKOR solutions will winterize all plumbing fixtures, inside and outside a home, including sinks and toilets, outdoor spigots, and dry, steam and radiant heat systems. 

 

Our staff will drain all water lines and use air compressors to assure that all water is blown out of the lines. We will also drain hot water tanks and pressure-test the system for possible leaks. Toilets are cleaned and flushed, and antifreeze is added to bowls and tanks. Antifreeze is poured into sink drains and traps. Stickers are applied to all winterized fixtures noting the date of winterization, providing TKOR Solutions' contact information, and advising that the fixtures cannot function without a proper de-winterization. 

 

Whenever possible, utilities at a vacant property will be turned off. If a sump pump is present, electricity will remain on. All winterization services are supported with written and photo documentation and submitted to the client for review.

Debris Removal:

Interior and exterior debris that creates a potential health, safety or infestation risk, or that may result in a code violation, is routinely removed from properties, both pre- and post-foreclosure.  Once a property has gone through foreclosure, all debris inside and out, hazardous and non-hazardous will be removed. Interior debris is removed per applicable guidelines and the client's instructions, and exterior debris is taken to a licensed dumping facility. Personal items left in the property remain until clients provide specific instructions or a personal property eviction is ordered, generally once the property has moved through foreclosure.

Convey Maintenance:

When a property is scheduled to convey to HUD, a mortgage servicer has a tight window of time to assure that the property is in acceptable “convey condition.”  All required information must be in order and readily available to the mortgage company at their request. Our staff is regularly sent to confirm and immediately report back on the vacancy status of the property; maintenance is scheduled; and all convey maintenance work orders must be submitted within 24 hours of completion and sent to the client.

Lawn Maintenance:

Whether a vacant property is in pre- or post-foreclosure status, it must be well-maintained so that it does not detract from the neighborhood, create a public nuisance, or draw a code violation. 

 

Our staff will follow any applicable FHA regulations, generally cutting grass every two weeks in season. Shrubs are trimmed once per season, and more frequently at the client’s request. All lawn maintenance is performed according to client instructions. During lawn maintenance, properties are also checked to assure that they are secure.  

Snow Removal:

In the winter, removing snow accumulation is important to provide safe access to properties by maintenance crews, city inspectors, first responders, real estate agents and others who have legitimate business at a property. During the winter season, to assure safe access, we at TKOR Solutions will maintain all walkways and driveways in accordance any client instructions. Snow accumulation of three inches or higher is removed per investor guidelines, and surfaces are salted to prevent ice build-ups.

Real Estate Owned (REO) Maintenance:

As the market for REO services has increased in the aftermath of the nation’s housing crisis, we at TKOR Solutions have become a leader in maintaining the REO assets of our clients to protect the value and help improve the marketability of properties.  

Previously, the task of maintaining REO properties had been left to real estate agents under contract to sell the property. This is no longer the standard due to the efficiency of separating the marketing and maintenance responsibilities, which allows real estate agents and field service companies to focus on what each does best. Real estate agents can focus on selling properties, and TKOR Solutions can focus on keeping the property maintained and secure.

We at TKOR Solutions have led the industry in developing processes to improve the timeliness and quality of service performed. 

Initial Services:

When a property moves to REO status, the focus shifts from simply protecting and maintaining it, to marketing and selling the property as quickly as possible. 

We at TKOR Solutions will secure the property, re-key all doors, remove debris and complete a full maid-service cleaning of the interior of the home. Depending on the season, the grass will be cut or the water lines will be winterized. The property will be inspected for damages, pool areas will be secured and emergency conditions, such as basement flooding or roof damage, will be addressed immediately.    

Our staff will also notify the real estate listing agent when the initial services have been completed so that the agent can immediately begin marketing the property. 

Securing:

Time is critical when properties are being prepared to sell. We at TKOR Solutions require that all REO properties be secured on an initial services order. In addition to protecting the property, timely securing means that real estate brokers and appraisers can begin to do their jobs sooner, and a buyer can be found.    

Generally, when securing a property all locks, including deadbolts, will be changed and keyed to a client-specific code. All outbuildings and sheds will be padlocked. Pool areas will be secured and the fences surrounding the pool will be padlocked. A lockbox will be installed with working keys inside to facilitate access for our staff, inspectors and real estate agents. Openings such as broken windows and doors or unsecured crawlspaces that pose a security risk to the property will be boarded in accordance with FHA standards. 

Frozen water lines and plumbing fixtures can cause severe and expensive damage to properties if pipes burst. In cold climates, we at TKOR Solutions will perform full winterization services on all plumbing fixtures, as well as dry, steam and radiant heat systems, to prevent what could be costly repairs. 

Notice stickers placed on winterized fixtures advise anyone entering the property that it has been winterized and provide the winterization date and TKOR Solutions contact information.

Whenever possible, utility services to the property are turned off, unless a sump pump is present, in which case electricity must remain on. Utilities may be transferred to the client either by the listing agent or TKOR Solutions. All winterization services are documented in writing with supporting photos and submitted to the client.  

 

 


A checklist of winterization steps includes:

  • Draining the hot water tank 

  • Draining all water lines and using an air compressor to blow air through the system to remove any remaining water 

  • Pressure testing the system to check for possible leaks 

  • Cleaning and winterizing all toilets and tanks 

  • Adding antifreeze to all sink drains, traps and toilets 

  • Firmly securing the main water line in the "off" position with zip-ties  

  • Posting notice stickers on all winterized fixtures and wraps on all winterized toilets

Debris Removal & Maid Services:

Cluttered and dirty properties don’t attract homebuyers. Our goal is to make a house clean and appealing to prospective buyers so they can envision themselves living there. We will remove all interior and exterior debris from the property, based on client-specific instructions. If personal items are present at the property, our staff will submit a bid to remove and store the materials for 30 days and proceed according to the client’s instructions.  
 

 


After debris is removed, the house receives a complete cleaning. Our staff follow a detailed checklist that includes: mopping all hard-surface floors and vacuuming carpets; wiping all baseboards, light switches and outlet covers; wiping vents and ducts and removing cobwebs; cleaning sinks and toilets; wiping kitchen and bathroom counters, cabinets and drawers; removal of dirty, non-washable window covers.

Initial Lawn Maintenance:

At the initial securing of a property and once per calendar year, the property will receive comprehensive lawn service. In addition to lawn mowing, this service includes edging along curbs and sidewalks, using a “weed whacker” along fences, foundations and walkways, and trimming of bushes as needed. Our staff will provide photos documenting the “before” and “after” condition of the property.

Ongoing Services:

We at TKOR solutions continue to service REO properties inside and out to maintain their curb appeal and marketability. Ongoing services include lawn maintenance and monthly marketability checks. Other services such as securing and de-winterization are completed as needed. Our goal is to assure that every REO property remains secure and marketable from the initial service order through the final inspection. Our ongoing services include, but are not limited to:
